Should You Use Your Vacation Home or Rent It Out?

If you own a vacation home — or you're thinking about buying one — you've probably had this internal debate at some point: "Should we keep it for ourselves… or rent it on Airbnb when we're not using it?"

It's a bigger decision than most people realize. And it's not just about money — it's about lifestyle, goals, comfort, and what you ultimately want the property to do for you.

After working with dozens of homeowners across Maine and New Hampshire, we've seen the full spectrum: people who rent 100% of the time, people who only use their place personally, and a whole lot of folks who find a happy middle ground.

First: What Do You Want This Home to Be?

Do you want the place to be a part-time retreat for you and your family? A full-time, cash-flowing investment? A mix of both? There's no wrong answer. But clarity here makes everything else a whole lot easier.

The Case for Personal Use: "It's Our Happy Place."

There's something special about having your own getaway — a place where you know the coffee mugs, the sheets, the couch, the view. You arrive, drop your bags, exhale, and immediately feel at home.

Reasons people choose personal use: you want consistent family time or traditions, you don't want to worry about guest wear-and-tear, you like leaving your things in place, you enjoy spontaneity ("Let's go this weekend!"), and you want the house to feel like yours.

If that's your priority, renting may still be an option — but it shouldn't take away from the joy of having the home available to you.

The Case for Renting: "Let the House Pay for Itself."

On the flip side, renting can be a big financial win — especially in New England where demand is strong year-round. When done right, short-term rentals can cover the mortgage, pay for taxes and insurance, cover maintenance and upgrades, build a strong return on investment, even generate meaningful profit, and increase long-term property value.

Many owners are surprised by how much a home can earn — even one they only rent part-time. And with professional management, you don't need to be the one dealing with late-night questions, turnovers, or maintenance calls. You can simply block your dates, show up, and enjoy your time.

The Middle Ground: "We Want Both — Personal Time + Income."

This is the sweet spot for a lot of homeowners. You block the dates that matter most — school vacations, holiday weeks, long weekends, special family occasions — and let the property earn income during peak seasons, shoulder seasons, and weekdays you don't need it.

It's common for a home rented only 50–60% of the year to still cover most or all of its carrying costs. And you never feel like you're "giving up" your place — because it's there when you want it.

The Concerns We Hear Most

"Will guests ruin our stuff?" Good systems plus good management equals minimal issues. Realistically, 99% of guests are careful and respectful.

"What about cleaning and turnovers?" That's what a management company handles. You shouldn't have to do laundry on your vacation. A good management company also has eyes on the property routinely and can fix minor issues like a leaky toilet and other cosmetic repairs.

"If we rent it… will it stop feeling like our home?" Not if you structure it right. Owners can keep locked closets, personal touches, and reserved weekends.

"Is it worth the hassle?" If managed properly — yes. A professionally run rental is surprisingly hands-off.

Questions to Help You Decide

How often do we realistically plan to use the home? Is covering costs important to us, or optional? Do we want the property to generate income? Are we comfortable with other people staying in the home? Will renting help us afford upgrades we want? Do we want this to be a lifestyle property, an investment, or both?
