An Appraisers primary duty and profession is to solely determine the value of Real Estate. Most Real Estate Professional would also agree that their job is to market and sell homes, not determine the price. After all, that’s why banks require licensed appraisers to determine property value when financing property.
Unfortunately, thousands of homeowners initially mis-price their home to only discover this valuable piece of information when it’s too late. We call this “missing the market”. Homes that sit on the market for a time period greater than 6 months have more than likely “missed” the most opportune time to sell their property because it was overpriced to start with. In today’s market even the savviest buyers will simply refuse to make offers on properties that they feel are overpriced in fear of insulting the homeowner.
Our Certified Appraisers are local, non-biased, licensed professionals that are recognized by most lending institutions including Fannie Mae (FNMA) and Freddie Mac (FHLMC) .
Retail Value: $450
During the home inspection process buyers and sellers acquire a wealth of information about the condition of their property and are able to refer to a report that details the structure, integrity and systems of the home.
Certified Inspectors are all non-biased licensed (where applicable) professionals that are often members of national associations.
Once the order has been completed a Certified Inspector will be in touch with the homeowner within 24-48 hours so an appointment can be made for the inspector to examine the property. The inspector will then take that information and complete a detailed report regarding the general condition of the home. A completed report will be generated within a week of the physical inspection of the property. This is the only time we will need access to the property to complete the Certified Report. No access to the property is required to complete the Appraisal and Title Search reports.

Without a clean title, the property can not get title insurance which is mandatory for home financing. A Title Search is important for a seller because it will list any encumbrances that will need to be satisfied at closing, and important to the buyer so they can have a clean title and obtain financing. Often times and sometimes unknowing to the seller; tax assessors, appliance stores, contractors that have performed work on the property, or people and institutions that have loaned money secured by the property may file liens.
The Certified Report will confirm that the home is free from any liens or judgments and also confirm that liens have not been filed against the home in error.
Some examples of issues that arise at the last minute would be:

· Unreleased homestead rights (NH)

The price for each report vary's depending upon the menu of inspections that are performed by our providers. Based on the relationships with our providers we obtain this information at a reduced cost which we pass along to our clients. For the above reports ordered individually, the average retail cost would range between $1,150 - $1,500. The average retail cost for a Certified Home report ranges between $495 - $850.
